Our core business is providing up to 100% of total project cost funding for Single-Tenant Net-Lease (“STNL”) developments for tenants such as 7-Eleven, Chick-fil-A, Starbucks, WAWA, Dunkin Donuts, O’Reilly’s Auto Parts, etc.
Our core funding programs offer preferred developers for high-quality tenants the entire capital stack via a “TotalCap Loan” or just the required equity to 100% of total project costs if the developer prefers to use bank construction financing. For these structures, Realty iCap typically does not participate in the developer’s deal profits.
In addition to our core STNL platform, we have significant capital to fund other income property types – including multifamily, self-storage, senior housing, warehouse & office on a case-by-case basis. Our creative deal structures for non-STNL real estate asset classes include mezzanine debt, preferred equity and classic JV equity structures up to 95% of total project costs.
REAL ESTATE INVESTORS
Realty iCap’s core real estate investments are comparatively short term (9-15 months) in duration and used to fund the development of single-tenant net-lease properties for tenants such as 7-Eleven, Starbucks, Dunkin Donuts, Panera Bread, etc.).
Additionally, Realty iCap will very selectively invest in longer-term (up to five years) higher-yielding projects in real estate asset classes including apartments, self-storage, senior living, etc. provided they meet our stringent deal metrics and underwriting standards.
